Straight off the camera or the phone. Landscape works best. Tell us the room and, if you have the floorplan handy, its dimensions — that single number is what makes furniture come back genuinely to scale rather than estimated.

We work on the pixels, not the property
The building is held fixed. Only loose contents change: freestanding furniture, soft furnishings, window dressing and clutter.

It arrives by email, unbranded
Full resolution, no watermark, no logo, nothing identifying us. It goes into your listing under your name.
What we will not do
We will not move a window, widen a room, change a wall colour, remove a radiator or invent a fireplace. If a room is small, it comes back small. An image that flatters the property by misrepresenting it is worse than no image at all — the viewing happens either way, and the buyer arrives holding your photograph.
Being straight with buyers
UK estate agents are under a general duty not to mislead. That duty covers photographs as much as floor areas and tenure, and it does not disappear because an image was edited rather than staged with real furniture.
Our position is simple. A staged photograph shows what a room could hold. A cleared photograph shows the room the buyer is actually buying, without the seller’s belongings in the way. Neither should ever show a room the property does not have.
That is why the architecture is fixed rather than merely discouraged from moving. It is also why we recommend labelling staged images in the listing. It costs nothing, it heads off complaints, and buyers do not object to a photograph that is honest about being an illustration — they object to arriving at a viewing and finding a different house.
Common questions
How long does it take?
Usually a few minutes rather than the next working day. The work is automated, so it does not sit in a queue overnight.
Will the room still look like the room?
Yes. Walls, windows, doors, ceilings, floors, radiators, sockets, fitted units and fireplaces come back exactly as photographed. Only loose furniture and decor change.
Do I have to say the photo was staged?
We recommend it, and we think it is good practice. UK agents are under a general duty not to mislead buyers, and a short caption such as “virtually staged” removes any argument.
Can you take furniture out and put different furniture in?
Yes — that is the clear and stage option. The room is emptied first, then dressed. It is the right choice for an occupied property where the seller’s furniture is dated or simply too much.
What do you need from me?
One photograph and the room type. Room dimensions are optional but they make a real difference to furniture scale.
Is my client’s photograph used for anything else?
No. We email the finished file to the address you submit and we never contact the vendor or the buyer.
